Kitchen and bath are the two rooms buyers judge a house by, and most people who want one eventually want the other. Doing them together is usually cheaper and always faster than doing them a year apart — the plumber and the electrician mobilise once instead of twice, the tile and fixtures can be specified as one palette instead of two that nearly match, and it is one permit conversation rather than two. The part nobody tells you is the sequencing. If your house has one full bathroom, that bath cannot be open while the kitchen is out, because you would have nowhere to wash and nowhere to cook in the same week. We build the schedule around that first, before anything else in the plan.

Why doing both is usually cheaper than doing each

The savings are not in the materials, they are in the mobilisations. A plumber who is already in the house for a bathroom rough-in is far cheaper for the kitchen than a plumber who has to come back next spring. The same is true of the electrician, the tile setter and the dumpster. Kitchens and baths are also the two rooms with the strongest return in the house, so if the budget only stretches to one of them we will tell you which one to do first for your house rather than sell you both.

How long it takes

Together, most kitchen-and-bath projects run four to eight weeks depending on the kitchen. The bathroom is rarely the long pole — the kitchen is. You get the sequence and the price in writing before we start.
