A finished basement is one of the few remodels that can return most of its cost at resale — but only when it's done to code. The honest version: appraisers value finished basement space at roughly half to two-thirds of your above-grade rates, and they only count a room as a bedroom if it has a legal egress. A “finished” basement without permits or egress leaves most of the value on the table.
